Community Update 10.21.2020

Happy Fall! The Board and Staff hope you are doing well and enjoying the turn of a new season!

The Board of Trustees and First Service Staff are pleased to announce the Board has agreed to allow committees and clubs to utilize the clubhouse ballroom to conduct their meetings. Please note, all COVID-19 mandates will be strictly enforced during committee meetings. Face masks must be worn and social distancing must be practiced. Additionally, it is mandatory that anyone accessing the clubhouse must complete and have notarized the Association Waiver form. If you do not wish to complete the waiver, access will not be permitted.

Please be assured that the Board and Management are continuously working towards reopening the clubhouse and clubhouse activities in accordance with state guideline requirements as previously mentioned in the last community notice. An update regarding the clubhouse indoor activities will be provided to the community as soon as a decision has been made.

Project Updates
· DTE Landscaping – The scarification and seeding has been completed in all three villages;
Pembrooke, Wayland and Chatham. Any remaining storm damage cleanup will be completed by
the end of the month. The fourth and final fertilization will be completed by the third week of
November. Weather permitting.

· DTE Irrigation –Winterization of the irrigation system has begun.

· Bruno Concrete-The majority of the sidewalk panel replacement project throughout the
community is almost complete.

· South Jersey Sealcoat-The walking path repair project is just about complete with just a few
areas left to finish.

· Personal Touch Painting and Power Washing Project – Exterior power washing of the clubhouse
siding, tower in front of the clubhouse and cleaning of the roof is scheduled to begin October 23,
2020. In addition, the retaining stone wall in Chatham and all ten village entrance signs will be
power washed.

Committee Applications
As a reminder, each committee must provide a list of its members, including the selection of the committee chair and vice chair to the management office prior to the December 1 Board meeting for approval of the 2021 Committee members.

Political Signs
If you have more than one (1) political sign, it must be removed immediately. Political flags and banners are not permitted. Violation notices will be sent.

One Political sign is permitted and must be no larger than two feet by three feet, located in the front mulch bed area, displayed no more than 30 days prior to an election, and removed immediately after the election.

Home Sales
Our goal is to process your resale, transfer or rental as accurately as possible. Homeowners working with a realtor or a private sale have access to ordering documents and certificates by visiting and select ‘Order Documents & Certificates’ from the top tab bar. If you are transferring ownership through family, please submit to the management office a copy of the updated Deed and documentation stating the resident(s) meet the Federal Fair Housing Act for our community. Tenants must supply a copy of the current lease agreement to the management office as well as documentation stating the resident(s) meet the requirements of our age-restricted community. These important steps are necessary to make the transition of new homeowners and residents as simple as possible for association billing, emergency contact information, amenity use and more.

Work Orders, Modifications, Landscaping and Ground Requests
All Work Orders, Modifications, Landscaping, and Ground Request continue to be handled by the staff and committees. All communications regarding the above items are being conducted by staff members via phone, email, or mail.

Zoom Open Board Meeting
Zoom Open Board Meetings will be scheduled the first Tuesday of each Month moving forward. The next scheduled open Board meeting will be conducted November 3, 2020 @ 1p.m. An invitation containing details on how to join the meeting will be sent via email and posted to the website prior to each meeting.
